Tenancy Agreement

This agreement is made on the __ day of __ 2012
Between ___________________________ ←大家名
NRIC/passport NO ___________ hereafter referred to as the "LANDLORD" and
__________________________________________________________________ ←賃借人名
NRIC/passport NO ___________ hereafter referred to as the "TENANT" of the other part.
IT IS HEREBY AGREED AND DECLARED AS FOLLOWS:

1. The landlord agrees to let and the tenant agreed to take the dwelling situated at
____________________________ ←物件の住所
Hereafter referred to as the premises (___bedroom/s) ←部屋数 together with the Fixtures and
The Fittings therein belonging to Landlord at the rent and upon the terms for a sum of
Dollars ___________________ (S$______) ←金額 per month. Such rental to be payable monthly in advance on the ___ Day of every calendar month. Effective from _____ 2012


2. 30 days notice is required should either party decide to cease this tenancy failing which:
a. The Landlord should refund the deposit plus prorated amount of advance rent together with a compensation equivalent to the deposit; or
b. The tenant will had his/her deposit forfeited.


3. The deposit shall not be used to offset the final month rental. This amount shall be refunded to the tenant upon completion of thes Tenancy Agreement less deduction for damages caused by the negligence of the tenant.


4. The Tenant shall pay to Landlord the rent without demand whatsoever in advance.


5. Cooking, and usage of washing machine is not allowed unless agreed between the Landlord and the Tenant.

6. The Premises must not be used for any illegal or immoral purposes. Tenants is to Photostat a copy of their passport and work pass to the Owner.


7. This tenancy is for ___ person/s only. If additional person need to stay, the Tenant must seek the permission of the Landlord.


8. The Landlord agreed to pay all utilities changes, conservancy and outgoing charges in respect of the Premises.


9. Minimum rental of ___ months is required. If at any time the said rent is in arrear for more than 7 days, the Tenant had committed breach of condition. The Landlord shall terminate the Tenancy without paying any compensation.

この住居はS$850/月。マスタールームでしたが、古いHDBなので妥当だと思います。自分の住んでいる階にエレベーター止まらなかったし(1個下で降りて階段を登る)。
